An Example:

Now everyone's living situation is different, however for illustration purposes only I will share this:



One of the indirect assignments I will offer to you is to identify 10 or more Veterans Of War who have not used their Home Loan Guarantee Entitlement Yet, or who used it and have either paid off the mortgage or sold the house.



If the Veteran paid off their mortgage or sold their home which had a VA guaranteed loan, then they can use the entitlement again as a 1st time homebuyer. One veteran can purchase a 1-4 family home. 2 veterans can combine their entitlements to purchase a 5 unit home (1-4 units/1 vet + 1 new unit with 2 vets).



Now, I will leave you with this: If you can organize 50 Veterans then they can combine their entitlements to purchase a 54 unit building (1 vet can purchase up to 4 units, plus 1 unit assigned to each additional Vet.). That's 50 vets who purchased a 54 unit building. Now, a non-vet can joint venture with a Vet to purchase a 1-4 family or with a combination of Vets to purchase a larger number of units according to the aforementioned formula.



The non-vet will be pre-approved for a mortgage in the usual way and based on his % interest in the home or apartment building purchase.



The Veteran will only be able to use a % of his loan guarantee depending upon what % of the building he/she will own. 100 Vets can purchase a 104 unit building. The building can possibly have more than 104 units, where the purchaser's legal team prepares a note to the bank, subject to zoning and State Attorney General Requirements, where the owners plan to combine certain apartment to reduce the number of units not to exceed the 104 limit.



Or, make application to convert into condo, where 3 of the units are sold, thus reducing the mortgage secured by the loan guarantee and reducing a portion of the non Veteran (non-guaranteed) portion of the mortgage. Then an agreement can be made in advance, that for your organizing the Veterans into this real estate ownership opportunity, and then a portion of the rents from the 3 extra units if kept for rental is applied towards your monthly overhead to occupy the unit and manage the building. Plus, you get a monthly management fee each month.



It the building is satisfactorily converted into condominiums and each veteran individually owns a unit and collectively have a % interest in the other 4 units if totally Veteran purchased or an interest in 3 units and one non-vet co-qualifies for the mortgage; then you can have an agreement where a portion of the sale of the 3 units is credited to you towards a principal reduction on your portion of the non-guaranteed portion of the mortgage.



Or, if you organize the Veterans as a non joint venture purchaser, then the Veterans can enter into an agreement where they agree to let you manage the building in exchange for on site occupancy of one of the units "Rent Free" and the 2nd unit can be used as the Management Office, from which services you will earn a management fee also.



This was just a conversational example of the creative process towards procuring a Live Rent Free opportunity. This Veterans scenario can work all over the country.



You can create a business where you help Veterans get back on their feet, offer skills training, job placement, credit and counseling and homeownership with you as the Organizer, future housing Manager, create a few jobs and secure a rent free apartment as part of the deal.

"DOWNSIZE TO WEALTH"

Strategizing towards living "Rent Free" is not intended to be an instant process. Some people are living beyond their means. Others desire to live in a residence comparable to their friends, family, colleagues or business counterparts at any expense.The reality is to "Live where you can live well!!."

So, now we have a model requiring a debriefing. Debriefing what?....Well first we must debrief the Ego. The Ego cannot be debriefed if understood by an incorrect definition. So, I will provide you with the correct definition of the ego, if, when understood will aide in your moving towards the next step of downsizing to wealth:

"The Ego Is An Artificial Will, Created By Fear, To Justify Itself In An Imaginary Body".

You should first realize that the type of home, coop, condo, etc which you should choose is not at all related to anyone else except YOU and your immediate family.

Have you noticed that many well off people are moving from the suburbs back into the inner city. So, what will you do, follow them to keep up? No, don't allow the next person's reality to confuse you.
